CERTIFICATE OF CONTINUED OCCUPANCY

The Borough of Tinton Falls requires a ‘CCO’ for all rentals, transfers of title, and changes in occupancy

Please note to obtain a ‘CCO’ you will be required to submit the following (2) applications along with the Supplemental Information form. 

Applications shall be processed within 15 business days; after the application is deemed complete, inspections may be scheduled.       

1. APPLICATION FOR CERTIFICATE OF CONTINUED OCCUPANCY: 

Effective July 22, 2019: Inspections of residential re-sale properties shall be limited to the property complying with the Zoning Regulations and exterior property complying with the Property Maintenance Code.                                  
There shall be no charge for the first re-inspection of any unit which fails a CCO inspection. There shall be a CCO re-inspection fee of $50.00 per reinspection thereafter.                                                                                    
Effective January 1, 2021: There shall be a fee of $15 for each CCO application NOT submitted through our online portal.
The fees for a Certificate of Continued Occupancy are as follows:
• Detached single family dwelling- $150 per dwelling
• Attached multi-family dwelling (i.e. condominiums, townhomes, apartments)- $75 per unit
• Non-residential buildings or space within a building- $50 per 1,000 Sq. Ft. or part thereof

 

2. APPLICATION FOR SMOKE DETECTOR AND CARBON MONOXIDE ALARM INSPECTION:

The fee for a Smoke Detector and Carbon Monoxide certificate is $50 per dwelling.
A re-inspection fee of $35 shall be paid for each re-inspection.
AS A REMINDER, THE FOLLOWING DOCUMENTATION (IF APPLICABLE) IS REQUIRED PRIOR TO RECEIVEING A CCO:
• Heat Certification- heating system certified by a licensed HVAC technician or licensed plumber, issued no longer than six (6) months prior to application.
• Wood Burning stove and/or Fireplace Chimney Certification- issued by a Chimney Safety Institute of America certified Chimney sweep; certification must indicate that the unit is free and clear of obstruction and is substantially clean of residue and is safe to use.
• Gas Fireplace Certification- by a licensed HVAC technician or licensed plumber
• Well Water Certification- must be tested and certified by a state certified lab.
• Septic System Certification- must be cleaned out and certified by a licensed Septic company.
